Sunland Withdraws Application for Spit Highrise

Greetings All

That have enough intelligence to value the Beautiful Gold Coast and the Scarce Resource, Unique and Fantastic Traditional Recreational Flatwater Sailing Areas of the Broadwater (The Train - Mitchell Park Southport, Kfc's/Loders Creek - Marine Pde Labrador, Charis - South Channel Wave Break Island and possible effects Northward and beyond Wave Break Island).

I have just received word, that today Sunland withdrew their application for a proposed 2 x 44 Multi Storey Residential Tower Development with Reclamation of approximately 70 metres of Foreshore Land into The Broadwater inclusive of Token Fish Tank and Art Gallery on the Mariners Cove Site (Fisherman's Wharf) SeaWorld Drive, Main Beach Seaway Spit.

Based on information I am led to believe, they (Sunland), withdrew on the basis of allowing a Master Plan for The Spit to proceed (which was nice of them as such do goody Developers they are and were only proposing this Development in the interest of the whole Gold Coast and if they were not going to get it approved then there were statements made that they might just build a 3 Storey Shopping Centre Complex there instead, which would comply with all the Zone Requirements or something to that effect).

Our next challenge is to make sure The Master Plan happens and enshrines forever, ever, to remain a 3 Storey Height Construction Limit, disallow any form of Land Reclamation into the Broadwater for exclusive Residential Construction purposes, all Developments to be and remain in keeping with the Environment there, maintain uncluttered vistas with relief to the City of being a complete built out Highrise Urban Jungle (which is considered good design and highly valued in all recent history and modern Urban Planning Texts), protect The Spit from being obliterated by Multi Storey Highrise Development when there is many other and recently increased amounts of suitable and allowable Zoned Areas already throughout the Gold Coast for those types of Developments, stop any Bridges from being developed or built spanning across the Broadwater from The Spit to other Mainland or Island Areas (which would naturally severely impact, hinder and block sea bound traffic movement), the whole of The Spit Area to be kept as an area dedicated to and set aside for all people, for the purpose of recreation, entertainment and enjoyment as it was always intended to be, from past State and Local Government Laws, Plans and ideals (that somehow now seems to be manipulated, lost, forgotten or possibly open to being biased or corrupted) and to protect against Developments potential to disturb or block wind patterns across the Broadwater to Traditional Recreational Flatwater Sailing Spots known of (as mentioned above) and frequented by many Windsurfers and Kiteboarders for well over the past 40 years.

As I have said in the past after listening to people that think "Oh if we don't exploit The Spit Area, these wonderful job creating opportunities will be lost, do we want that for our future generations" Well poppy-cock to that way of thinking, if the Developers can't build there and there is a quid in it for them somewhere else then they will simply just go and Develop there. Is there a price premium the Developers could sell properties to Investors for on The Spit as opposed to other areas, well I'm sure there is and that is why they want this spot. The buildings cost the same amount more or less to build there as they would some where else, just the Developers margins could be so much more increased for a location as such. Once it's Developed there is no turning back with this sort of thing. Is it about Developers building Developments for the benefit of the City, well in all my years in the past as a Building Designer I am yet to meet one that's motivation is not about their hip pocket. As for Developers building Iconic Buildings, well it would be truly Iconic if it was not built in an area that it was not Zoned to be and for very good reasons, endless consultations and as agreed/legislated by Experts and Former Forefather Elected Representatives.

Just to let all the nay sayer's know that may read this, I personally have always been in support of development and progress but there are right places to do those and wrong places and as to quote Cr Dawn Chrichlow "this is the right Building but in the wrong location!" and I am of the firm opinion myself and any Multi Storey Highrise Development for that area as I'm sure many of you would agree

Once again this is a call out to all who are in support of what I am suggesting here can you please send me a Personal Message (PM) to show your support and or offer some assistance if needed to input to a Master Plan so that we can hopefully influence some outcomes to protect what we have grown to love and the conservation off the said area, our sport, enjoyments and freedoms.

Oh, I forgot to mention and to include NO STUPID HEAVILY POLUTING CRUISE SHIP TERMINALS as well! As there is no natural Land/Sea Forms or anywhere near practical Harbour/Docking solutions on the entire Gold Coast (except to massively compromise an area for it) when there is a suitable one and hours drive up the road in Brisbane (that is if your not caught in the normal car parking lot on the way or too from there).The Gold Coast has enough going for it and does not necessarily need it all. Why our Mayor wants to continually throw money at this is beyond sane comprehension in my view.

If Mayor Tom Tate and his cronies want to be truly progressive then they should start to look towards a much bigger picture with things like a complete future built City extension East of Coomera/Pimpama and connecting all the way through to Carbrook and making it one of the best City inclusions in the World along with a secondary Freeway Corridor through to Brisbane and beyond. Also green proofing our City by having greater Bike/Pedestrian Pathways Routes throughout the City and connecting along the complete Coastline for greater publics and tourisms, access, enjoyment to capitalise in a eco and sustainable manner of our magnificent assets, inclusive of some Coastal front skate parks for the Juniors, permanent amphitheatres for entertainment, Outdoor Gyms, increased parking at varying under pressure locations without charging everyone to stay away, Connecting the light rail all the way to Cooloongatta Airport, proper Fair/Motor Sport Facilities instead of blocking streets off and holding the whole Gold Coast to ransom over a 3 day event out of the year along with other Events that grid lock our traffic. These are just a mere few things that quickly and easily come to my mind, I'm sure plenty of you have many suitable ideas yourself.

Please show your support as I fully believe with people power we can make a difference and uphold what is good and right for us now and future generations, just like quite a few of us did with halting the insanity that was proposed for Wave Break Island. If we rest on our laurels and not do anything or are complacent about my afore mentioned issue, then you are going to leave yourself and along with many others at the full mercy of those that will just rail road through what ever they want and we will then inherit the legacy of that consequence.

Yes you will have a nice view of every Man and his Dog including all the Beginners and Windsurfers, at The Neck, battling it out or doing their best to get everyone banned from there, as they won't be able to Kite or Windsurf on the Broadwater from all the Wind Shadowing Effects from those Ivory Towers that you and the Wealthy Elite of China will live or own.

It's a lack of vision of the snowballing consequences and this is just one example (as above), of many consequences that could quite well be reaped, if these Multi Storey Types of Development are allowed to take place, in an Area that was dedicated as 3 Storey Low Rise in keeping with a Tall Tree Line to preserve Vistas across the Bay Area and that Area set aside for Recreation, Entertainment and Enjoyment purposes and use for the people of The State of Queensland, NOT A RICH ENCLAVE SLUM JUST FOR THE WEALTHY at the expense of the rules, environment, original intention of use and any community members that have been utilising the area for their recreation and enjoyment purposes for over the past 40 years or Indigenous Australians for 1000's of years

Some people I hear say "Yeh but think of all the jobs and employment it will create." Well myself and many others I know say "Yes, those types of Developments would still create jobs and employment if they are built in current suitable deemed Zones, where they won't so heavily impact on the Environment and Traditional Recreational Users and if those Developers, Sunland are going to spend $600 million on their Development and ASF/Packer are going to spend $3 billion then surely these guys can spend a couple of $100 million on acquiring or amalgamating sites in suitably deemed zones to build their So Called Iconic Structures to appeal to Wealthy Chinese for their recreation, entertainment and investment purposes and a handful of Aussies as a by-catch to their product

A overpopulated place full of kiwis and theiving con artists! Sunny coast over the goldcoast any day. Great for holidays though, if you don't breathe any locals airspace you'll be fine!

As per recent studies I have done, I have found scientific researched information that shows wind effects can effect up to 20 to 25 the distance x the height of an object or building and up to 5 times the distance x the height in front of the object. So there is huge potential that it will effect winds all the way to Shearwater as well once "THE GREAT WALL OF MULTI STOREY DEVELOPMENT GETS BUILT ON THE MAIN BEACH SPIT". So I would not be counting my chickens on that and thinking everyone (Kiters and Windsurfers) are all going to all cram themselves down at Shearwater and Jennifer Avenue. So your suggestion is pretty baseless there

But I am certainly considering to sell my soul and go "Yeh, stuff it, let em Develop it into a MULTI STOREY RESIDENTIAL WONDERLAND JUST FOR THE WEALTHY ELITE OF THE WORLD on the whole of the Main Beach spit area (Oh but wait, what is that you say, the access I will be only granted is that I can go to a Casino there and loose all my money by a form of a legal rort and theft, Great how good is that!). Also stuff the Kiteboarders and Windsurfers or the Yachts that sail past in those areas of the Broadwater from creating a massive wind break barrier and heat sink across the bay and on the Broadwater, dredge all the Broadwater Sand Bars and Kerlew Island (Just on the South Side of Wave Break Island, now seabird habitat) as per what Mayor Tom Tate's vision and intention is and have a penultimate Water sport Marine Stadium and Course for a once or maybe twice a year, power boat racing event, maybe that's if those racing events don't stop going broke and a have a beautiful big massive Cruise Ship Terminal Jetty of the Phillip Park (that the Cruise Ship Companies do not even support any Cruise Ship Terminal on the Gold Coast at all, due to there is not any real natural or anything like a suitable harbour of access facility for safe passage of there vessels on the GC when there is one just an hours drive up the road at Brisvegas) where massive, compromises to the environment and sea based dredging would have to occur to provide a facility (More than likely Tax Payer Funded as it would not be commercially viable for Private Enterprise to facilitate but they will gladly have Tax Payer funded infrastructure handed over to them for a song once built), and much of the seaside Federation Walk will be totally off limits to the public for the Terminal Facility and its exclusive car parking and bus facility, not to mention the potential where many times it's reported that Cruise Ships accidently spill there bilge water, oil and waste contaminants whilst docked and continually run their motors and generators whilst docked and pump out huge amounts of exhaust to blow in the faces and up the noses of the Wildlife, Surfboard Riders and Beach Users right up and down the Main Beach and T.O.S. all for a pair of Chinese Copy Loius Vuitton Budgie Smugglers and me and my kids having a job as a Live In Butler or Maid, being Butt Ferked by my RICH MASTERS in the name of Jobs and Growth and people who want to see the Main Beach Spit raped and exploited so a limited few can make a $ FINANCIAL KILLING now with no regard for retaining any LOW LEVEL SYMATHETIC DEVELOPEMT WITH THE ENVIRONMENT OPEN VISTA AREAS and AREAS THAT WERE PROMISED AND ALLOCATED IN THE PAST FOR RECRERATION, ENJOYMENT AND ENTERTAINMENT PRECINCT FOR ALL PEOPLE OF THE STATE OF QUEENSLAND."

For the life of me, I do not know what overcame me and my previous ways of thinking and taken great concern (that very few are willing to get up off their behinds to help support) for upholding what was responsible and right for the Environment, vision and foreseeable consequences for what will happen once any of those Multi Storey Highrise Developments gain approval to be Developed for that area for which they are not Zoned and it's the State Owned Land that is practically going to be given away, when these Developers are not interested or prepared to purchase or amalgamate suitably Zoned land holdings in other areas appropriately Zoned for these types of developments of which there is a lot and many areas already on the Gold Coast available for these types of Developments as you, yourself as a Developer understands, Main my Man.
